The first edition of BalPEx (Balkan Property Exposition) was held in spring 2007 and quickly became one of the most important events in the filed of real estate in Southeastern Europe.
More than 100 construction and investment companies, financial institutions, real estate agencies, property management funds, and consultants will present their projects on an area of 4,000 sq m in Inter Expo Center. A lot of the projects will be presented for the first time at the event. Again, the majority of participating firms are construction companies.
Residential projects, currently under construction or at a planning stage, will be presented. One of them is Winslow Gardens in Manastirski Livadi area in Sofia. The complex occupies an area of 22,000 sq m. and will comprise 6 buildings and a 12,000 sq m park.
The project Este Home and SPA will also be presented at the event. It occupies an area of 17,218 sq m in Iztok area in Sofia. The complex will comprise luxury homes and will offer a lot of facilities to both residents and guests.
Royal City in Plovdiv proves that large projects can be developed outside Sofia as well. The closed type complex boasts a 2,000 sq m green park, a playground for children and recreation areas.
City house projetcs will also be presented. Crystal Bell is one of the new residential complexes of a closed type in Sofia. It is situated near the Kambanite area in Sofia opposite Sofia Business Park. Crystal Bell comprises 34 family houses of four kinds, three residential buildings, large green areas, underground parkings, a service building, a sports complex, a playground, a basketball court, a pastry shop and medical office.
Another project of a closed type is Bistritsa Gardens which comprises 52 family houses. It is situated at the foot of the Vitosha Mountain. Each house has a yard and a garage for two cars.
Vitosha Palace Project is situated on Tsar Boris Blvd in Sofia and comprises two buildings (each with three entrances) with underground parkings. Residents can enjoy a swimming-pool, gym, and a sauna.
One of the newest projects in Sofia is Boutique Apartments in Vitosha neighborhood. It comprises 46 apartments, each with a private parking space. The complex attracts attention with interesting architectural decisions. The first and second floor host 12 maisonettes with private yards and barbecues.
20 Pine is another closed type residential area in Manastirki Livadi in Sofia at the foot of the Vitosha Mountain, but with a fast route to downtown Sofia. Its total area is 52 291.05 sqm and consists of residential, business and commercial premises. The complex will be completed by 2010.
A lot of vacation offers will be presented. This time they will be of various types – sea, winter and SPA resorts.
Vistas of Pamporovo is one of the newest vacation apartments projects. It is located in the Rhodope region near the village of Levochevo and comprises 6 buildings with 180 apartments of between 38 and 130 sqm. The developers have also included a swimming-pool, a sauna and steam bath, and a modern gym.
Mountain Residencies Vacation Village is situated 400 meters away from the first station of the lift in Bankso. It comprises three separate buildings, a restaurant, an indoor swimming-pool, sauna, gym, lobby bar, and an underground and a ground level parking.
Bansko is still the main market for ski-apartments, although a lot of investors are moving out looking for less explored regions. KIK Mountain Village for example is a new complex near the town of Dobrinishte. It is a village of 11 two-story houses and a 20-rooms hotel. The buildings are independent and have their own yard space. Houses have an area of between 85 sq m and 170 sq m. A dining-room, a living-room with a fireplace, and a cooking area, a bathroom with a separate WC and a closet will be situated on the first storey. Two or three bedrooms with separate bathrooms will be situated on the second floor. Each house has two parking spaces and a small yard.
Another project to be presented at BalPEx is Santa Marina Vacation Village in Sozopol (on the Black Sea Coast). 29 apartment buildings will be situated on an area of 37,300 sq m. There will be 4 types of apartments: three-bedroom ones, two-bedroom ones, studios and maisonettes.
The same developer has another project in Bankso – St Ivan Rilski Hotel, SPA & Apartments. It is located near the main lift and just a 10 minutes walk from downtown. The project comprises a five-star hotel and SPA center, a sports and rehabilitation center, and 4 residential buildings.
BalPEx visitors will also be acquainted with Cherry Garden Complex in the village of Kosharitsa, 3 km away from Sunny Beach. It consists of 22 family houses with authentic Bulgarian architecture – built from stone and wood. A four-star hotel will also be built nearby.
The four-star hotel Belmont will be offered for sale at BalPRex. It is located in Pamporovo resort and has four VIP suites, 14 standard homes, 60 double rooms, a restaurant and a traditional Bulgarian tavern “mehana”. Extras include a boutique SPA center, an indoor swimming-pool with jacuzzi, gym and a conference hall.
The second edition of BalPEx will also present a variety of business and industrial projects. One of them is Business Park Varna. It comprises nine buildings with a total built-up area of 160,000 sqm and 22,000 sqm of greenery. The project includes an office, storage facilities and commercial areas as well.
Business park Sofia Airport Center will also be presented. It is located 300 meters away from the new terminal of Sofia Airport, on a total built-up area of 285,685 sqm. The project offers 223,430 sq m of office space, and a business park and logistics center with a total built-up area of 22,099 sqm.
Another interesting offer on this segment is Business Town Sofia – a unique town within the city, on a total area of 90,000 sqm. It comprises residential buildings, restaurants and coffee shops, a hotel and cinema, a medical clinic, shops, conference and exhibition halls, and ground level and sub-level parkings with a capacity of 1,500 spaces. Business Town Sofia is situated next to main city roads and just 1,520 meters away from downtown Sofia and Alexander Nevsky square.
Another project that will attract attention outside Sofia is Mall Varna. It has a total built-up area of 70,000 sqm, of which 33,000 sqm are available for renting. The building will comprise 8 levels – 3 sub-levels and 5 above ground levels.
BalPEx will be the premier venue for the project Mall Concord Plaza in Plovdiv. One of the biggest shopping centers in the city will have a total built-up area of 50,000 sqm and will also have a business hotel and casino, SPA center and class A office spaces.
Carrefour Tzarigradsko will host commercial areas, office space, and exhibition halls on a total area of 66,000 sqm. Boutiques will be situated on the top three levels (with most attractions be concentrated on the second). The bottom three levels will host a Carrefour supermarket, service shops, and car parks.
Those interested in industrial properties will probably look forward to the STAD Warehouse and Logistics Complex located on Sofia Ring Road near Kazichene. It is situated on 6 decares and offers 6,000 storage spaces on a total built-up area of 6,500 sqm, as well as offices, a show room, a restaurant, sub-level parking and other commercial areas.
