The Spanish developer Riofisa is building a new multifunctional complex in Sofia - Civis Center, which will be situated near the central bus and railway stations.

The construction process will be carried out in two stages. The first will be construction of CIVIS CENTER Sofia – which aims to be the largest shopping center in Bulgaria. This stage also includes construction of a 100-meter tower hosting a hotel and offices. Costs are estimated at 270 mln euros. The total built-up area stands at 280,000 square meters.

The second stage of the project is the construction of an office building, a residential area and a parking lot. The total built up area of those is planned at 170,000 m2.

Some 7,000 parking spaces will be available to customers.

CIVIS CENTER Sofia will service more than 2 mln people and that number will be growing each year, as there are many residential and office projects planned in proximity (more than 6,000 new apartments will appear in the area).

The complex will be easily accessible from all parts of Sofia (by train, bus and subway).

The shopping center will be just the first of many buildings to be constructed as part of the complex. It will have three storeys on which 250 merchants will rent space. The first two floors will be a shopping area, floor three will feature restaurants and entertainment.

The shopping center will have its own parking with a capacity of 3,927 vehicles and a hypermarket covering an area of 13,500 m2 on the ground floor. This floor will also have a dry cleaner's, a bank office, a pharmacy etc.

A cinema with 12 halls and a capacity of 3,000 people will also be built in the center. Other entertainment includes a bowling alley, a casino, child care and restaurants offering different types of cuisine.

Construction is scheduled to begin in the weeks to come, the center will open doors by the end of 2010.
